The next few pages will guide you through the application process for Doux Chene Apartments. Briefly, the steps include;
- Reviewing our policies and rental criteria,
- Completing the rental application, and
- Submitting payment for the Application Fee and/or deposits.
Please read the Rental Criteria and Policies below… then check the “I have read these terms” box at the bottom of the page. You will then be able to proceed to the Rental Application form. After completing the form, you will be able to submit your application fee (and deposit) online.
Rental Criteria and Application Process

It is the policy of Doux Chene Apartments to not discriminate in the practice of renting or leasing apartments on the basis of race, color, religion, sex, national origin, familial status or handicap.

ELIGIBILITY CRITERIA
To be eligible to rent at Doux Chene Apartments, you must;
• Have verifiable income of at least 3 times the rent of the apartment you will be leasing,
• You must have at least one year of either home ownership or verifiable rental history with no evictions or other unfavorable activity,
• You must have at least one year of work history, and
• You must have favorable credit history.
If the applicant does not satisfy these requirements, Guarantor(s) who are acceptable to Doux Chene Apartments may be required.
APPLICATION FEE
A non-refundable application processing fee of at least $35.00 will be required for each application. Any prospective resident over the age of 18 is required to submit an application. Management may deny the application if any one of the multiple applicants or any adult who will be a listed occupant in the dwelling has been arrested for a felony offense involving actual or potential physical harm to a person(s) or property(s), or involving possession, manufacture, or delivery of any controlled substance, marijuana, drug paraphernalia or weapons.
APPLICATION DEPOSIT (may or may not be refundable)
During the application process, an application deposit of $150.00 is required to hold an apartment. If the application deposit is not paid, an applicant may be approved for rental, but an apartment will not be held for that applicant until the deposit is paid. If the applicant is not approved for rental, the application deposit will be refunded. Upon approval of the rental applicant, the application deposit is converted to a security deposit and is held in accordance with the terms of the lease. If, before signing the Lease Contract, you or any co-applicant withdraws an Application or notifies us that you’ve changed your mind about renting the dwelling unit, we’ll be entitled to retain all application deposits as liquidated damages.

APPLICATION/SECURITY DEPOSIT
$150.00 per person, or $200.00 per family
ANIMAL (PET) DEPOSIT
A deposit of $300.00 per animal, $150.00 non-refundable
UTILITIES
Doux Chene Apartments pays for expanded basic cable (60+ channels), internet access in each bedroom, water, and gas to heat the water. You are responsible for electricity, sanitation, and/or telephone. Sanitation is charged by the city of College Station, and is included with the electric bill.
An optional high-speed internet service is now available through Doux Chene, which requires an equipment deposit and a minimal monthly charge. Please contact us for current information and pricing.
COMMUNITY POLICIES
All residents and occupants agree to abide by the community policies for health, safety and living enjoyment at the community.
MAXIMUM OCCUPANCY
2 Persons per bedroom. Infants, defined as under 12-months of age, shall not be included in determining occupancy.
PAYMENT
Rent is due and payable on the 1st day of each month. Applicable fees outlined in the Lease will apply if rent is not paid as agreed. For returned checks, a service fee, initial late charge and any daily charges may apply. If there are roommates or co-residents, each is fully responsible for the entire rental payment if one doesn’t pay his or her share, and all must execute the Lease.
PET POLICY
A deposit of $300.00 per animal is required, of which $150.00 is non-refundable. Maximum two pets per apartment unit.
Acceptable animals include domestic cats, fish (maximum tank size of 50 gallons and must have Management’s prior written approval), birds, dogs and caged reptiles. All other animals are prohibited, including ferrets, potbelly pigs and rabbits. Weight limit for dogs is 50 pounds. Dogs are not allowed outside without being on a leash. Unattended cats are not permitted outside the apartment.
